Why direct costs less than Airbnb
Airbnb charges hosts roughly 15% of every booking, and since late 2025 it no longer shows guests a separate service fee; the fee is built into the nightly rate. To make the listing work, we set our Airbnb rate high enough to absorb it. When you book direct, that fee disappears, so the rate comes down with it. On a typical three-night stay, booking here runs about 10% less than the same dates on Airbnb.
Every quote on this site shows the full breakdown before you commit: rent, cleaning, taxes, and a 3% card processing fee. No surprises at checkout.
Cancellation terms
- More than 60 days before check-in: 100% refund, less a $25 cancellation fee.
- 30 to 60 days before check-in: 50% refund, less a $25 cancellation fee.
- Less than 30 days before check-in: non-refundable.
If you need more flexibility than that for a specific trip, email us before you book. We can usually work something out for repeat guests and long stays. And if Cedar Key is placed under a mandatory evacuation order covering your dates, you get a full refund or rebook, no matter when you cancel.
What you also get
- Special requests handled directly. Boat trailer parking (up to 2), late or early check-in for fishing trips, an extra night when one opens up. Lauren and Aric reply same-day on weekdays whether you book here or on a platform; the platform just gets in the way of anything outside its templates.
- Group stays. Reserving all 5 units as a single booking is only available direct. Airbnb and Vrbo can't combine them into one reservation.
- No middleman on changes. Date changes and edge cases get handled here, not routed through a support queue.
