Service animal information

These rules apply to service animals during a short-term stay.

  • Access and charges. The no-pets policy does not apply to service animals. No additional animal fee or deposit applies. The usual charges for actual damage may still apply.
  • What qualifies. Under the ADA, a service dog is trained to perform work or tasks related to a person's disability. Comfort or companionship alone does not qualify. ADA definitions.
  • Permitted questions. If the animal's role is not apparent, we may ask whether it is needed because of a disability and which work or tasks it has been trained to perform. We cannot require certification, medical records, or a task demonstration. ADA guidance.
  • Care and control. The animal must be housebroken and under its handler's control. Use a leash or harness unless the disability or trained task prevents it; effective control is still required. The handler provides care and cleanup. Service animals cannot be left alone in the rental while the handler goes out. ADA hotel guidance.
  • Limited grounds for removal. An animal may be removed if it is not housebroken, remains uncontrolled despite the handler's opportunity to act, or poses a direct safety threat based on its behavior. Fear or allergies alone are not grounds for exclusion. The guest may continue the stay without the animal. Florida law.
  • Other protections. Florida protects trainers while training service animals. Emotional-support animals are not service animals under the ADA; housing stays can involve additional assistance-animal protections. Florida protections.
